WHAT CAUSES THOSE STAINS?

Three sources cover almost every stubborn discoloration on a South Florida property — and each one needs a different cleaning approach.

Tannin Bleed

Tree leaves, mulch, and organic debris release tannic acid that bonds to porous surfaces. Driveways, pool decks, and concrete walkways turn yellow-brown over time, especially under tree canopy.

Roof Algae (Gloeocapsa magma)

Those black streaks on your roof? Algae feeding on limestone in shingles and tile. It spreads, traps heat, and shortens roof life. Pressure washing won't kill the spores — soft wash chemistry does.

Oxidation & Lichen

Sun and humidity break down surface coatings. Lichen and moss take hold in micro-pores. Surface looks dull, dirty, "old" — even after rinsing.

WHY SOFT WASH, NOT PRESSURE WASHING?

High pressure can crack tile, blow grout, strip paint, and force water under shingles. Soft wash uses low pressure plus targeted cleaning chemistry — the same approach roofing manufacturers recommend to preserve warranties.

Will this damage my landscaping?

No. We pre-wet, divert runoff, and use biodegradable solutions diluted to spec. We've cleaned hundreds of homes — your hibiscus is fine.

How long until the stains come back?

Roof: 18-24 months under canopy, 3+ years in open sun. Driveway: depends on tree cover and irrigation. We offer annual maintenance pricing for HOAs and high-canopy properties.

Is soft wash safe for my roof warranty?

Yes — soft wash is the methodology ARMA (Asphalt Roofing Manufacturers Association) and most tile manufacturers explicitly approve. Pressure washing voids many warranties. We follow manufacturer specs.

Do you provide insurance certificates for HOAs?

Yes. $1M general liability plus workers' comp. COI emailed before work begins.
